President and management committee new year update 2025

Happy new year to you all from your management team, we would like to thank you for
your continued support as we enter 2025. We would like to take this opportunity to update
you on issues and progress on the estate management.

Painting and repairs, we would like to thank all residents who have paid and committed to
pay for the painting and repairs to our apartment buildings, this has enabled us to make a
good start.

The painting is progressing, block 1 has been completed, unfortunately some owners did not
allow access to paint their balconies, this will not exempt them from paying the extra
ordinary painting fee.

Block 2 will complete quite soon, almost all owners have given access to the painters, many
thanks to all owners in block 2 for your co-operation.

Unfortunately, a minority of residents have NOT contacted INMHO admin to arrange
payment. We live in a community where we ALL have a shared legal responsibility for the
care and maintenance of the whole urbanisation. The only way we can make decisions is by
democratic vote, I understand that not all decisions may be to everyone’s liking but this is
the only fair way of deciding and we ALL must abide by the result, that’s how democracy
and living in a community works.

In choosing NOT to pay your community fees and extra ordinary payments you become a
debtor and are no longer permitted to use the urbanisation shared facilities or to vote at the
AGM. To prevent this from happening please contact INMHO admin to discuss a payment
plan as soon as possible.

Debtors, we are in discussion with an international debt collection agency which we intend
to use initially to target long term debtors, this will be one of the items for voting at the
AGM.

Pools, at the end of 2024 the children’s pool was regrouted and underwent significant
repairs to the filtration system.

Gardens, the updated pools and gardening contract was signed, and we have seen
significant improvements to our gardens due to the efforts of Gerard Grech.

Security, an ongoing issue, we share security with Parque Recoleta who have now agreed to
pay for an additional 2 hours, following our discussions with Controlum, giving us 22 hours
of coverage, this means we have 1 hour in the morning and the evening with no cover. This
is only about 40 mins as the guards normally arrive before the start of their shift.

We are looking into alternative security providers as the security costs continue to rise and
Parque Recoleta have indicated that they will not renew their contract with Controlum at
the end of 2025, we will keep you updated.

In addition, we have obtained some quotes on keyless entry systems for the gates and
blocks, these are by mobile phone or key card and would be controlled by a central
computer. This would allow us to know when owners or occupiers were in La Entrada. In the
event of squatters or holiday rental expiring, access to La Entrada would be terminated. We
would also know when debtor apartments are occupied, this is an item to be presented at
the AGM for voting.

Buildings, we are in the process of getting quotes for damp proof membranes to prevent
water damage and penetration to the blocks and garages and will keep you updated on
progress.

Finance, we have been looking at money saving initiatives; the first was changing how our
electricity is managed with the electricity provider. Secondly our Urbanisation bank charges
are significant, we are now in the process of looking at alternative bank accounts with a 50%
cost reduction, notification will follow when we change bank accounts.

AGM, we will shortly send out the AGM meeting Agenda and look forward to seeing you all
27th March.
